Utah County Quick Facts
Utah County Recorder Property Records
The Utah County Recorder is one of the busiest recording offices in the state, processing roughly 200,000 documents each year. Real property records go back to 1850. Deeds, mortgages, liens, easements, plats, and related land instruments are all kept here. The office is located in the Utah County Administration Building at 100 East Center Street in Provo, Suite 2100. Public access terminals are available inside the building so you can search records without paying online fees.
Online property searches are available through the county's website. You can search by property description, grantor or grantee name, document number, or recording date. Document images are available online for records from 1990 forward. For older documents, you'll need to visit the office in person. Recording fees follow the statewide schedule: $40.00 for the first page and $2.00 for each additional property description. Certified copies cost $5.00 plus $1.00 per page. Mailed requests should include a self-addressed stamped envelope.

Utah County Sheriff Records
The Utah County Sheriff's Office provides law enforcement for unincorporated areas of the county and operates the Utah County Jail. The office maintains incident reports, arrest records, and jail booking information. An online inmate lookup tool is available through the county website, making it easy to check current detention status without calling the office.
Incident reports and arrest records are available to involved parties and, in many cases, to the general public through a GRAMA request. The Records Division handles these requests during business hours at the main office on North Main Street in Spanish Fork. Some records may be restricted if they are part of an active investigation or if they contain information about minors. For statewide criminal background checks, use the Utah Bureau of Criminal Identification at bci.utah.gov. A name-based check costs $15.00, while a fingerprint-based check is $33.25. BCI is the more comprehensive option for background screening in Utah County and statewide.
Note: The Sheriff's Records Division is open Monday through Friday, 8:00 AM to 5:00 PM. After-hours requests can be submitted in writing.

Utah County Assessor and Property Data
The Utah County Assessor determines the taxable value of all parcels in the county, which numbers over 200,000. Ownership data, assessed values, and parcel information are available through an online search tool on the county website. You can search by parcel number, street address, or owner name. This is a good starting point if you need to identify who owns a property or find parcel details before pulling formal recorder documents.
The Assessor's database is publicly available and free to search online. For recorded documents such as deeds or liens, you still need to go to the Recorder's office or use their online system. The Assessor holds valuation and ownership data; the Recorder holds the legal instruments. Both offices are in the same building at 100 East Center Street in Provo. The Assessor's phone number is (801) 851-8179.

GRAMA Requests in Utah County
Utah's Government Records Access and Management Act gives any person the right to inspect and copy public records held by government agencies. You do not need to state a reason or show ID to inspect most records. The law is at Utah Code § 63G-2-201. All Utah County agencies must respond to GRAMA requests within 10 business days. Inspection is free. Copies are $0.25 per black and white page and $0.50 per color page. The first 15 minutes of staff search time are free; additional time may be charged.
Submit your request in writing to whichever office holds the record you want. Describe the documents clearly to help staff locate them quickly. If your request is denied, you can appeal to the agency's chief administrative officer, and then to district court if needed under Utah Code § 63G-2-401. Most routine requests are fulfilled without issue. Utah County's large offices are experienced with GRAMA requests and generally process them efficiently.
